A refundable payment to demonstrate a commitment to rent the property whilst referencing checks take place. We will refund the holding deposit where a tenant later enters into a tenancy agreement before the deadline for agreement, the landlord decides not to rent the property, or an agreement is not reached in time (and the tenant is not at fault).
If a tenant requests a change to the tenancy agreement, for example a change of sharer, we will charge for the work and administration involved in amending the tenancy agreement.
If a tenant requests to leave before the end of their tenancy they will be charged an early termination fee, which will not exceed the financial loss that the landlord has suffered in permitting, or reasonable costs that have been incurred by the agent in arranging for, the tenant to leave early. We will agree (in writing) to any reasonable request to terminate the tenancy agreement early.
