Fees for tenants

We think it's important that tenants aren't surprised with hidden costs. At Cherish Property we are always transparent with our costs and fees.

Application Fees

240 inc VAT for one tenant plus 60 inc VAT for each additional tenant, or 300 inc VAT for a company let.

Referencing a tenant which includes identity, immigration and visa confirmation, financial credit checks, obtaining references from current and previous employers and landlords, plus any other relevant information for affordability. Contract negotiation and check-in appointment.


Guarantor Fees

100 inc VAT per guarantor.

Referencing a guarantor which includes identity confirmation, financial credit checks, obtaining references from current and previous employers and landlords plus any other relevant information to assess affordability and completion of a deed of guarantor.


Tenancy Amendment Fee

175 inc VAT each occasion of amendment.

Contractor negotiation, amending terms and updating your tenancy agreement during your tenancy, completion of referencing a new tenant, which includes identity confirmation, financial credit checks, obtaining references from current and previous employers and landlords plus any other relevant information to assess affordability.


Out of Hours Services

144 inc VAT per call out.

If maintenance is reported, a call out charge will be issued if the problem is deemed to be that of the tenants responsibility. In addition to the call out charge, you would also be charged for any actual costs incurred.


Renewal Fees

84 inc VAT per Tenancy Renewal.

Contract negotiation, amending and updating terms and drawing up a new tenancy agreement.


Move Out/Checkout Fee

50 inc VAT per Move Out.

Full inventory of the property and furnishings (if applicable), including photos and meter readings.


Unpaid Rent/Late Payment

60 inc VAT per Late Payment.

Chasing for rental payment including telephone calls, text messages, emails letters and notices issued.


International Account Fee

30 inc VAT per each transaction.

Sending funds to a non-UK bank account.


Delayed Checkout Appointment Fee

30 inc VAT per delayed appointment.

Time lost travelling to and from the property, plus fuel and rearranging a new appointment.


Future Landlord Referencing Fee

30 inc VAT per reference request.

Collating information and preparing a reference for a future landlord or letting agent.
